3D Staging for 360 virtual tour

The nation's fastest growing and leading virtual tour provider, Asteroom is releasing a new 3D virtual staging feature that will excite agents and buyers alike.

Here’s what you need to know about this recent addition to Asteroom’s robust services:

Why 3D Virtual Staging?

Would you be surprised to learn that, nationwide, vacant homes sell for $11,306 less and spend six more days on market compared to occupied homes? In the past, savvy agents have used physical staging to counteract this statistic — and it works. A Real Estate Staging Association report tells us that unstaged homes spent an average of 184 days on the market before staging, but after staging, sold in just 41 days on average.

However, physical staging isn’t a cost-effective option for many sellers, with the service’s high price bracket keeping it nearly exclusive to the high-end luxury market. In fact, as a general rule of thumb, the average cost for physical staging can range from $300 to $600 for an initial consultation, and upwards of $500 for each staged room each month the property is staged, often costing thousands of dollars per month.

Now, 3D virtual staging is expanding the accessibility to include all property types — not only homes with high price tags — and agents can expect to spend about 10% of the cost of physical staging if they go the virtual route.

The Power of Staging

For many buyers, staging can help them visualize the potential of a home, making it easier for them to actually picture themselves living there. And, as the previous statistics show, staging can also help a home sell faster by giving it more appeal online.

Virtual staging is also a very practical solution during the pandemic — allowing potential buyers to really hone in on the properties they like most before scheduling tours and showings. Virtual tours also have this benefit.

The NAR’s 2019 Home Staging Profile further reinforces the power that staging can bring to a deal.

83% of buyers' agents noted that staging made it easier for buyers to visualize the property as a future home. 25% of buyers’ agents said that staging a home increased the offer between 1% and 5% compared to unstaged listings. 17% of sellers’ agents said that staging increased the dollar value of a home between 6% and 10%.

Asteroom’s 3D Virtual Staging

Virtually staging a home with Asteroom is quick, efficient, and stress-free. It only takes a click of a button to stage any room.

Asteroom’s service is able to add or remove furniture from a home’s 3D model. The ability to virtually remove existing furniture and, therefore, stage a furnished home will be released in September 2020.

This affordable service operates through a program similar to a 3D Photoshop. The cost is $59.99. While timelines can vary depending on the editor’s queue, the typical project delivery is 48 hours.

There are multiple styles to choose from and users can type in the style that they are looking for.

Asteroom vs Competitors

Asteroom’s service solves pain points that other competitors cannot.

Asteroom creates .jpeg files, widely accepted in the industry as a ubiquitous file type, making it easy to find and train staging editors to work with Asteroom’s content. Asteroom software only requires one scan per room — meaning less work and less costs for agents vs other competitors.

Compare this to Matterport. Matterport produces .obj files — which are not generally accepted — making it difficult to even find stagers and editors to work with. The complicated process requires many scans to capture all of the ‘points’ per room, creating a heavy workload and thus a larger bill — ultimately making virtual staging very expensive.

To Stage or Not to Stage?

Now that agents have this awesome new tool in their arsenal, it’s a great time to leverage this technology to out beat competitors and show off the very best of your listings.

Maximize the results of virtual staging by targeting the rooms with the highest impact — the living room, master bedroom, and kitchen.

In today’s socially distant climate, offering sellers and buyers engaging new ways to explore listings is imperative for successful deals — making 3D staging more important than ever before.

From making a vacant home look more appealing to winning more listing appointments with your state-of-the-art marketing, virtual staging can be a great way to “up your game” and stand out in a sea of real estate agents.
