Hybrid Appraisal with Direct Engagement
Most banks work directly with appraisers they trust in their regions and branches.

Can I utilize my direct appraiser panel to complete hybrid appraisals?

You can continue working with these same appraisers to complete hybrid appraisals, by providing the UPD to the appraiser, or requesting that the appraiser obtain the UPD from an approved vendor.:

Property Data Independence Requirements (PDAIR) - allows a bank to use an approved agent or affiliate (the appraiser) to request a UPD.

Approved GSE Property Data Collection Providers - banks must use vendors from the Fannie Mae Integrated Vendors and Freddie Mac Approved Vendor lists.

Successful GSE API response - the provider must submit a UPD successfully to the GSE APIs before passing to the bank or directly to the appraiser.

How hybrid appraisals mitigate these issues:

Your existing appraisal management software (AMS) today will be able to process a 1004 Hybrid/70H order:

Place a 1004H/70H order - the order can be placed immediately with the appraiser who then sources the UPD, or place the appraisal order on hold, source the UPD and then provide the order and attach UPD (PDF and XML) to the appraiser.

Source the UPD - the UPD can be ordered via an integration with your AMS or directly from the Asteroom website. Asteroom is integrated with most AMS platforms.

Payment processing - this can proceed as before, sending a credit card payment link to the borrower for the full 1004H/70H. Asteroom invoices banks monthly for inspections.
