Starting July 18th 2022, Freddie Mac will no longer be offering appraisal waivers for cash-out and certain no cash-out refinance loans. Instead, it will be offering ACE (Automated Collateral Valuation) + PDR (Property Data Report).
Asteroom Appraisal Data Collection Service will send a certified real estate agent to capture a 3D tour with room-by-room navigation and bird's-eye views of the property layout as well as to collect the required property condition data. The final product will include a detailed condition report of the property, a 2D floor plan with exterior wall dimensions and ANSI-aligned gross living area calculation, photos of every interior room, the exterior, and street views, and a link to access a digital twin of the subject property.

How PDR works
Day 1
Place Order
After an order is placed, we will assign a certified real estate agent in our network who will work with the onsite contact to arrive and capture the property within 24 hours.
Day 2
Scan the subject property
Our data collector will scan the entire property and answer onsite property condition questions within 1 hour on average.
Day 3
Data is Processed
All the data collected will then be processed and reviewed by our quality assurance team who will use the 3D tour to double check the answers provided by the onsite agents.
Day 4
Delivery
Once the final quality assurance review is completed, Asteroom will deliver all assets back to you via an email. You may also use a dashboard to monitor the order progress and download all the deliverables.
